Frequently Asked Home Inspection Questions
General home inspection FAQs, specialty service FAQs, scheduling, and more.
A Home Inspection Carolina standard home inspection covers the roof, attic, insulation, exterior walls, foundation, basement or crawl space, electrical panel and wiring, plumbing supply and drain lines, water heater, HVAC systems, all interior rooms, windows, doors, and garage. Every visible deficiency is documented with photos and included in a detailed digital report.
Most home inspections take 2 to 4 hours depending on the size, age, and condition of the property. A small condo may take around 2 hours while a larger home with a crawl space or older systems can take closer to 4 hours. Add-on services like radon testing, mold sampling, or sewer scope are typically completed during the same appointment. Your digital report is delivered within 24 hours.
For buyers, schedule your home inspection as soon as your offer is accepted — most purchase agreements give you a specific inspection period (typically 10 to 14 days in North Carolina). For sellers, a pre-listing inspection can be ordered before the property goes on the market, giving you time to address issues before buyers find them. Home Inspection Carolina serves Charlotte NC, Raleigh, Greensboro, and Fort Mill SC.
Yes, and we strongly encourage it. Being present allows you to ask questions in real time, understand the condition of specific systems, and get a clearer picture of the property before you commit. We recommend arriving for the last 30 to 60 minutes for the walkthrough portion where the inspector summarises key findings.

Your full digital inspection report is delivered within 24 hours of the inspection in most cases. The report includes photos of every finding, written descriptions of each issue, and a priority summary that highlights the most important items. You can share the report link directly with your real estate agent, lender, or attorney.
No. A home inspection is not a pass or fail evaluation. It is a documentation of the current condition of the property. Every home will have some findings — the goal of the report is to give you an accurate, complete picture of what you are buying so you can make an informed decision. Your real estate agent can help you determine which findings are worth negotiating and which are expected for a home of that age and type.
A standard home inspection covers visible and accessible components only. Items not included in a standard inspection include: inside walls, behind insulation, underground pipes and wiring, pest and termite activity (requires a separate WDO inspection), radon gas levels (requires a separate radon test), mold spore counts (requires separate mold testing), pool and spa equipment (requires a separate pool inspection), and well water quality (requires separate water testing). Ask about our add-on services if any of these are a concern.
Yes. North Carolina requires home inspectors to be licensed through the NC Home Inspector Licensure Board (NCHILB). All Home Inspection Carolina inspectors are fully licensed in North Carolina and hold additional professional certifications including InterNACHI, IAC2 Mold, FLIR Level 1 Infrared, FAA Part 107 Drone Pilot, and InterNACHI Radon.

Home Inspection Add-On Service FAQs
In addition to the standard home inspection, Home Inspection Carolina offers: drone aerial roof inspection (FAA Part 107 certified), infrared thermal imaging (FLIR Level 1 certified), mold testing (IAC2 certified), radon testing (InterNACHI certified), sewer scope inspection, termite and WDO inspection, pool inspection, and well and water testing. Most add-ons can be combined with a standard home inspection during the same appointment.
North Carolina has areas with elevated natural radon levels, particularly in the Piedmont region including Charlotte. The EPA recommends testing any home you are considering purchasing. Radon is colorless and odorless and the only way to know your home's level is to test it. Our InterNACHI certified inspectors conduct EPA-compliant 48-hour radon tests with electronic results.
A WDO (Wood Destroying Organism) inspection, commonly called a termite inspection, identifies active termite activity, prior termite damage, and other wood-destroying organisms such as wood-boring beetles and carpenter ants. It also notes conditions conducive to infestation such as wood-to-soil contact or excessive moisture. Many lenders — particularly FHA, VA, and USDA loans — require a WDO inspection before approving financing. Home Inspection Carolina provides lender-accepted WDO inspection reports across Charlotte NC and the Carolinas.
A sewer scope inspection uses a waterproof camera to inspect the interior of the main sewer line from the cleanout access point to the municipal connection. Common findings include root intrusion, grease blockages, pipe bellying (sagging sections), cracks, and deteriorating clay or cast iron pipe material. Sewer line repairs can cost thousands — a sewer scope inspection before closing documents the line's condition so buyers know what they are taking on.
No. Drone inspection supplements the standard roof inspection rather than replacing it. For roofs that are too steep, wet, or fragile to walk safely, a drone provides high-resolution aerial footage of the entire roof surface including shingles, flashing, chimneys, and gutters. Our FAA Part 107 certified drone pilots capture footage that is reviewed on-site and included in your report. All our drone inspectors hold the Part 107 remote pilot certificate required for commercial drone operations.

All utilities should be on and appliances in place. Clear at least 18 inches of clearance around the electrical panel and water heater.
